      Terrible living conditions. Rodents and roaches. Bogus back charges for utilities that will immediately become delinquent on your credit and doesn't honor lease agreement changes. Tries to get you for every dollar they can.

      This might be the worst landlord in memphis. He is certainly the worst I have dealt with. He lies without conscience. My apartment issues were never resolved and I finally left. They let things go until they are huge problems. There was a fire in a bathroom above me. We believe it was electrical. They left the window that the fire department had to break - wide open to the elements FOR MONTHS!!
      The owner wrote himself a good review. (Kumar) which tells you how hard up he is. And he is now PAYING current tenants to write good reviews so don't believe anything you read. He stole money from our rent money because he had water leaks he didn't take care of and ended up with a big bill he tried to pass on to us.
      He ruined people's credit when they paid on time but didn't pay his bogus utility fee.
      There was a mass exodus in the spring. He has only owned the building for 2 1/2 years and it has gone from beautiful to a nightmare. Steer Clear!

      i've lived at almadura and the granville house next door. within a year and a half there was 3 changes in management. hard to get ahold of anyone.
      shoutout to jacob that does maintenance though. he goes above and beyond to make sure that your issue is fixed well and not with a bandaid.
      i had a giant hole in the ceiling above my tub for 9 months- i had to clean it out every day before i showered because there was mess from the attic all in it. i also went a week without AC one summer in JUNE- the management blamed the maintenance guys- but they said my unit had been sitting in the office for 5 days.

      I don't know WHY this has a 1 star. I loved living here and will probably come back when my current lease is up. It is affordable and charming - not your typical midtown charm that means dirty and broken. When you move in, you are told that the bathroom window will rot if you do not keep a shower curtain or other protection over it. Hello! it's wood! Mine was really janky when I moved in, and they fixed it for me quickly with caulk.

      I had a few bugs, but the place was sprayed every month by Good Earth, and the very nice exterminators always said to call them back if I had a problem, and I never needed to.The only bugs I found were dead bugs.

      My hot water was actually insanely hot. I think that might depend on the floor you live on though. No one else I knew in the building had a problem.

      The upstairs "deck" is nothing fancy, it is basically residents' furniture up there, but the fancier, posher rooftop party deck would make rent go up, so I was happy with it. It was also re-tarred while I was there, which shows that they cared about the top floor residents not getting leaked on!!

      I also had some issues towards the end of my lease that were taken care of - I was able to end my lease a month early, with some legal conditions that I found a new tenant to take over my lease and then sign a new one in addition, because I got a new job that paid way less and wouldn't be able to afford rent. Management was human and understood.

      I hope there is an empty unit when my lease is up, because I really regret moving out.

      Moved in a month ago, and so far have loved the apartment! Initially there were a few things that needed to be fixed, but as soon as we called and notified people of the problem, the repairs were prompt and effective! We immediately felt at home, and enjoy talking to the managers and neighbors. The one bedroom apartment is very spacious, and a great deal for the price. The location is excellent and close to Overton Park. The drive to other parts of the city is quick, as it is very centrally located.
      We were initially worried, reading some of the reviews, but our experience has been fantastic! I would definitely recommend the apartments.

      Lived here for over a year and a half. The place looks neat from the outside and there is something cool about living in a 90 year old building, but that's about it. I was interested due to it's location in Midtown and the awesome view from the roof. I moved into a small, loft apartment. It started off okay, but quickly went downhill. Some of the wood in the window frame of the bathroom window was rotting when I moved in. It took several weeks of complaining and pictures of a mushroom growing from it to get it fixed. They only fixed it when I asked how to break my lease in front of a potential new resident.

      The refrigerator leaked to the point where anything in cardboard boxes could not be stored in there. The dish washer was not properly hooked up so it would flood the cabinets under the sink. The place had a rather bad roach problem. They were everywhere. When I brought this to the management's attention they insisted that there were no bugs in the apartment. When I returned from a long trip, I found my apartment infested with spiders (I'm not the best at identifying spiders, but I'm pretty sure the 4 I killed were Brown Recluses). Roaches were also prevalent on the roof. It was pretty gross sitting up there enjoying beer and having a roach climb up my leg.

      Hot water was another issue. It would often times take about 30 minutes to get the hot water going in the morning. Heating was through a steam pipe system. It was pretty nice, but you couldn't regulate it except through opening windows.

      Basically this place is a rundown slum. It used to be nice, but it has since gone down and really isn't a very fun place to live. If you want to live in Midtown, look elsewhere.

      If I could give them 6 stars, I would have. The property managers impressed me from Day 1. 85% of the other apartments wouldn't even answer the phone when I was looking for an apartment (that lets you know that you can't depend on those apartments for maintenance, questions, or concerns!). Not the case for Almadura...every single time I've called they answered and were very responsive to anything I needed. You can also tell that they have a great relationship with the other tenants. Every tenant I've spoken to loves it there. On top of all that, the staff has come through for me in a MAJOR WAY. My furniture deliverymen refused to take the furniture up the stairs because the lift was out of service. Three men from Almadura dropped everything, came to my home, and took all of my furniture up and stayed there while the men assembled it. What could have been a major stressor for me ended up making my entire day (it was my birthday, too! hehe) THANK YOU, I couldn't have done it without you!!!

      After living here for over a year and half, this apartment's only saving grace is the location. I am so happy to be moving! The building has great bones but the ownership and management is really poor. Good luck if you want to get something fixed, they will take forever and then do a "Jerry-rig" job.

      They recently tried to remodel an elevator that needs to be replaced. There has been no maintenance on it for several years. I have spoken with members of the elevator union who said the Owner's are very cut throat in pricing. You can tell they have not kept up with inflation and have no idea about anything going on in the modern world. I'll tell you that they will have been happy to pay the estimated $400,000 to replace that elevator before they have a multi-million dollar lawsuit on their hands!

      Anyway, back to the "elevator art project" They started with plastering old printed documents about the history of the Almadura and Memphis which is really fascinating, yet like every other project they undertake they left it half completed. Because of this residents began tearing it up, kinda says something don't you think Management? I think we are ALL trying to ask you to step up your game! Then they made an effort to say they would complete the project, but they just started a new project by putting posters up of over sized printed cell phone pictures of the apartment complex. They look terrible because they are blown up and pixelated. It mixes two styles of modern chic and antiquated refinement. They have no idea what they are doing in any part of property ownership.

      Another review mentioned it being to hot in the winter, "Heating system is TOO hot in the winter. Took a long time to get our ceiling repaired when roof leaked awhile back." I can entirely vouch for this. I've had to open windows in snow and rain because my room would be unbearable, I'd be sweating in the winter! Don't let them fool you, they are not pet friendly if you have a large , well-trained dog, but if you have a yappy small dog which growls at everybody and bites at your feet, it is ok. This building is like living in the paradigm of double standards and paradoxes. High priced but crappy owners. Pet friendly, but not really. They would rather tell the residents what to do and nit pick every little thing instead of lead by example. If they want pet owner's to pick up after their pets in the fenced in dog area, perhaps they should replace the baggies to pick up the poo! If they want residents to respect their elevator, perhaps they should respect it better!

      Even the 5-star reviewer mentioned how "jenky" her bathroom was! I'll tell you what, I felt like needing a shower after showering. Oh and there is definitely mold. Not the kind that has to get attention, but the kind that makes you wake up every day with a stuffy nose. Also, it's right on Poplar, so good luck if you like quiet night's. Expect to be woken up 3 to four times a week from emergency siren's. Oh and get used to your shower taking 15 minutes or more to warm up. Oh, also, get used to the outdated fire system which goes off randomly at 3 am and you have to evacuate because another hapless resident got stuck in the elevator. And get used to unprotected WiFi and internet outages. Comcast is constantly out here fixing it. If you value your privacy, don't live here. I have access to all kinds of personal information of other residents thanks to their unprotected wifi.

      The only reason this place gets a 2 is because of the location and being loosely "pet friendly"

      Otherwise, if you are considering this place, it should be because you are going to replace the owner and the team she has running the place because it has great bones and needs someone with more than half a brain calling the shots.
