      This is a review for Shianne Kurkina of Abio Properties. I was initially looking for a property manager for my property on the Oakland/Berkeley border and Shianne was the only one who actually came by to see the property of the 4 property managers I had contacted. She has a very keen eye and suggested various options in getting the property ready for a rental at high market value.

      I have found Shianne to be punctual, easy to reach via text, and extremely knowledgable and transparent, always looking out for my interests. She found my reasonably priced flooring and paint contractors, and continues to work very hard on the remaining remodeling items required. She even came by to help me move things out of the way before the flooring people came!

      Recently, I have been considering perhaps selling the property instead. Shianne told me that now is not the best time to sell (instead of perhaps encouraging a sale like other realtors might do). Then she proceeded to create another item list for remodeling if I chose to sell instead of renting the property out so I had a good idea of what the costs would be.

      I think you will be really happy with Shianne as your property manager or selling agent!

      Met Shianne at one of her listings a few years ago. Recently, my wife and I decided to purchase a home and chose Shianne as our realtor. English is our second language, and we had never bought a home before, so thanks to Shianne, we could understand the market and navigate it. She connected us with a great lender who helped us with our unique financial situation. We recommend Shianne to anyone who is looking to buy sell, or rent.

      I rarely write reviews but I want to recommend Cameron and his team at Abio for helping me both when I bought my house in Oakland 9 years ago and again when I just sold it. He is an excellent communicator, and has always been very responsive to any emails or calls. As a first time homebuyer, he explained all the steps very clearly. I had my fifth offer accepted, and for each of those offers Cameron was straight forward about my probability of having an offer accepted and what it would likely take to have the highest offer. As a first time homebuyer, I had very little money and didn't want to overpay. When the house was in escrow he got the sewer lateral company in there within just a few days to get it up to code so I wouldn't have to pay the $4,500 time extension deposit.
      Him and his team are very active in the Oakland area and will work to get you what you need for the best deal. I cannot recommend him highly enough.

      Linnette Edwards is reliably unresponsive even when she is making commission on one of her few top grossing listings. She can't be bothered to turn off lights on the houses she is selling, so every light blazes into neighboring windows all night every night for weeks. She was well aware for a solid week that her staging crew stole from neighboring properties, yet did not respond with apologies or have any sense of compunction.

      She just took her ill-gotten commission and left. And she will no doubt do it again.

      Unresponsive, irresponsible, unethical. Who needs that for neighborhood karma when you just dropped $2M on a house? Hard pass.

      Abio is amazing and I cannot recommend them highly enough. At the start of this year my grandmother passed away and we had to sell her house in Brentwood. Unfortunately she was both a hoarder and neglectful of the property. Nicole and Cameron helped my father and I through every step of the process. They brought in cleaners, handymen, painters, landscapers, stagers, and more to change the house from completely unlivable to beautiful and almost like new in a small number of weeks. Even when COVID hit in the middle of the process, they did everything they could within the bounds of the laws and regulations to keep things going.

      We got regular updates and they are hyper-responsive over text and email (usually within an hour).

      The house went on the market and we had 3 offers in less than a week, all over what we were expecting.

      There is always a ton of paperwork in buying/selling houses but it was all done over docusign and super quick. 95% of the time we were able to communicate over text, Zoom, or other remote options which was very convenient.

      In the past I've felt like the relators I've used were trying to scam me on price and have had to argue back and forth a lot with them. Cameron and Nicole took a super data-driven approach to pricing the house (brought comparables and useful market data) so it was very easy to come to an agreed price.

      I've bought and sold 2 houses in the past (using other relators) and it was a miserable experience each time. Abio completely redefined my expectations of what the process can be like. I'll never go with anyone else again.

      We (my husband and I) had a recent unpleasant experience with one of their agents (Mario Colon). He was a big disappointment, unprofessional and unresponsive and inconsiderate. By far the worse Real Estate agent that we ever experienced!

      I was searching for properties in Sonoma on Trulia two Saturdays ago, found an interesting property and he's the listing agent. I looked him up on Trulia, he had multiple 5 stars reviews (DON'T BELIEVE IT, FAKE REVIEWS).

      So I called him up and told him that we like to set up an appointment to view the property. He told me to text him on the date and time of our preference and he'll let us know. Not only that we didn't get an immediate response, but we waited for 3 days and still received no response from him. I texted him again, he then responded with a very short answer with a different mobile phone number that I didn't recognize. I just wanted to confirm the response was from him so I texted him and asked if he's Marco Colon, then confirmed. Right then I should of realized I'm dealing with an inconsiderate person, no introduction of who he was, no apologies for his delayed response, never answered my questions from my very 1st text, but instead I gave him the benefit of the doubt. I even texted him that we come from far away after work traffic can be unpredictable, I would text him if we run late.

      We traveled over 2.5 hours and arrived to the property on time, rang the doorbell and knocked on the door multiple times with no response. I then phoned him, he told us that the owner should be there but he is not. We were so disappointed and furious that how can he be so inconsiderate of our time when he had no decency to give us heads up that he won't be there to show us the property. I felt so bad for the owner at the same time, he should be fired by the owner. We wasted total of 6 hours round trip travel time to a big disappointment! Very unprofessional! He deserves zero star rating, unfortunately minimum 1 star to allow you to write your review.

      Very unprofessional. I was looking for a property in Oakland, met with one of the realtors from Abio (Sarka Sarkisian), she was very unprofessional, she did very little homework on the market, clearly just wanted to make a sale. I also sensed poor ethics with her so I walked away. In addition she was not responsive which I found astonishing for a cash buyer.

      I would recommend a more established outfit, stay away from these kinds of unethical businesses.

      Mariah Bradford is hands down one of the most ethical and stellar agents I have ever had the pleasure to meet and work with. The one star review from Work Hard leads me to believe it is someone attempting to sabotage her professionally that did not actually work with her. I know from experience Mariah's number one goal is the best interest of the people she is representing. During the process of selling my home she remained nothing short of professional at times others did not. If you have the opportunity to work with her do so. I can not recommend her enough!

      Linnette Edwards and Abio properties have a strong grasp on the market, and a dramatic edge over the numerous other agencies we already met with. The folks at Abio are strategic, have a passion for their work, are humble, persistent, knowledgeable, fresh and forthright. When it came to buying and selling in the same market we still managed to come out on top through all of their guidance, marketing our house appropriately, coaching us through all the logistics, negotiations, paperwork, and minutiae. It felt refreshing to be working with a partner we could trust and whom we knew had our best interests at heart every step of the way.
